* All HUD-owned properties are being sold in "as is" condition.  Since these properties were acquired through foreclosure, the Seller has never lived in any of these properties and the previous homeowner has never been interviewed concerning the condition of the properties.  Purchasers are cautioned to inspect the properties carefully before submitting a bid.

* DEPOSITS -- $500 deposit for houses that are under $50,000.  $1,000 deposit for houses that are $50,000 or more.  Certified funds only, made out to Keller Williams Realty.

* A bank pre-approval letter is required, along with proof of funds for your down payment.  No offers will be submitted without this.

* HUD does not finance properties.  Purchasers are responsible for obtaining their own financing.  However, properties designated as Insured (IN) in the financing field on the View Property Details link are eligible for FHA-insured financing under Section 203(b) of the National Housing Act Program.  This means that qualified owner-occupants may purchase a property with as little as 3% down.  For investors, the minimum down payment is 25% for single-unit dwellings and 15% for two, three, or four unit dwellings.

* CLOSING COSTS -- HUD will pay up to 3% of the purchase price towards closing costs, but only if the Buyer specifically requests this when they submit their offer.

*  HUD will either accept or reject an offer.  They will not negotiate and they will never counter an offer which has been submitted.  It is typical for HUD to receive multiple offers on their properties, in which case they will accept the highest bidder.

* SHOWINGS -- Showings can be arranged by calling Mr. Struckus at (508) 735-9923. Prospective purchasers are encouraged to do a drive-by prior to calling for an appointment.  Since the power is usually off at most HUD-owned properties, showings will only be scheduled during normal daylight hours.  Please bring a flashlight with you.
