Most properties can be purchased with no money down for owner-occupants (5% down for investors) along with special VA Vendee Financing available to everyone.  You do not need to be a veteran to qualify for this special financing.  Loans are available for 15, 20, 25, and 30 year terms, with a fixed interest rate of 6.5% (APR 6.79%).  They will charge you 2.25 points at closing for a loan funding fee.  Credit scores are not used as a determining factor in VA Vendee Financing approval.  However, if you have had credit problems in the past two years, a letter of explanation will be required.

* All VA-owned properties are being sold in "as is" condition.  Since these properties were acquired through foreclosure, the Seller has never lived in any of these properties and the previous homeowner has never been interviewed concerning the condition of the properties.  Purchasers are cautioned to inspect the properties carefully before submitting a bid. 

* DEPOSITS -- $500 deposit is required.  A $350 loan application fee is also required if you are applying for the special financing that is being offered.  If your offer is not accepted, your deposit and your loan application fee will be returned to you.

* If you are paying cash or applying for conventional bank financing, a bank pre-approval letter is required, along with proof of funds for your down payment and closing costs.  No offers will be submitted without this.

* If you are applying for special VA Vendee Financing, you will need to provide a recent original pay stub, recent bank statements showing that you have the funds available for closing costs, and signed copies of your federal tax returns for the past two years.  If you are self-employed, in addition to the tax returns, we will need a year-to-date profit and loss statement, prepared by an accountant.

* VA will either accept or reject an offer.  They will not negotiate and they will never counter an offer which has been submitted.  It is typical for VA to receive multiple offers on their properties, in which case they will accept the highest bidder.

* There are no financing or inspection contingencies when purchasing a VA-owned property.

* SHOWINGS -- Showings can be arranged by calling Mr. Struckus at (508) 735-9923.  Prospective purchasers are encouraged to do a drive-by prior to calling for an appointment.  Since the power is usually off at most VA-owned properties, showings will only be scheduled during normal daylight hours.  Please bring a flashlight with you.
